+Boundary Surveys
We offer a complete range of Boundary Land Surveys including the following services:
A survey or re-survey to establish or re-establish the boundaries or limits of a property or easement identified by a deed of record is commonly referred to as a Boundary Survey. It also indicates the extent of any easements or encroachments and may also show the limitations imposed on the property by state or local regulations.
An accurate boundary survey is
a vital first step for any property acquisition, development or improvement.
These surveys are normally described by Metes and Bounds and may require
extensive research of adjoining deeds, original government surveys, highway
plans, etc. A Boundary Survey usually requires field work on neighboring lands
to verify or find existing monumentation.
Woodland and Farmland Surveys - Large acreage woodland and farmland surveys are one of our specialties..... Our experience with a large number of woodland and farmland surveys over the years makes us very efficient in this type of survey. Our services include thoroughly examining historical records related to the land in question as well as surrounding properties, which may include the Registry of Deeds, county commissioners’ offices, town offices, historical associations, and the NC Department of Transportation. Our field work includes establishing a control network or points that describe the property lines of the parcel being investigated, searching for and locating existing monuments and other evidence of boundaries. The results of our field investigations are then compared with research documents to reconcile any discrepancies between legal descriptions and field observations to reach a final conclusion regarding the property’s boundary. If necessary, new monuments are set on the property, and a final report, legal description and plat or maps are provided.
Lot Surveys
This is a typical lot survey, useful for placing a fence around your property, to proceed with an addition, landscaping, or to remove a tree and/or to apply for a Mortgage loan or re-finance loan.
Whether you are installing a pool, home addition, or backyard shed, you need to know the legal limits of your property. You would no more landscape across your neighbor’s property than you would appreciate their encroachment onto your land. When you want to cut down a tree or install a decorative fence, you need assurance that you are well within your rights to do so.
A prospective buyer should always insist on having a current survey before closing a real estate sale. Many lenders have forgone this requirement for originating a mortgage loan. The cost of a current survey cannot be compared with the peace of mind a buyer will have knowing exactly where the lines and corners are, the exact acreage of the property, any potential title developments and/or encroachments. A well marked property survey prevents problems from occurring and gives you peace of mind about your biggest investment.....your home.
